The things we get asked most, answered plainly.

Everything people ask

How do we get started?

Call 07444 756220 and speak to Anthony, or send a message on WhatsApp to the same number. You can also email monganplumbingandheating@yahoo.com. Include the property postcode and a short description of what needs attention.

What if the heating or hot water has stopped?

Tell us what has changed and any fault code on the display, and have a look at what the pressure gauge reads. If there is water coming out of the unit, turn the water off at the stopcock and ring us. A photo of the display saves a lot of guessing.

What are your hours?

Monday to Friday, 8am to 5pm. We do not run an out of hours or weekend service, so if you ring outside those hours leave a message or send a WhatsApp and Anthony will come back to you on the next working day.

Are you qualified to fit unvented cylinders?

Yes. Anthony holds G3, which is the unvented hot water qualification, and is WRAS approved. He is not Gas Safe registered and does not work on gas appliances.

Which areas do we cover?

Brentwood and Romford, and the streets between them. Tell us the postcode when you ring and we will say yes or no straight away.

Can I send photos first?

Yes, and it helps. Send them on WhatsApp to 07444 756220. A picture of the unit, its badge, the fault code or the leak tells us what to bring with us.

How do quotes work?

We look at the job, then give you a price for it. There is no obligation to go ahead, and nothing gets started until you have agreed to the price.

What if the job I need is not listed?

Ring and ask. The list on this site is the work we do most often, not everything we do, and most plumbing and heating jobs are somewhere on it even if the wording is different.

What does a service cost?

£130 for a single property. £120 each for up to 5 properties, and £100 each for 5 to 10 properties, when they are done in the same visit.

How often should it be done?

Ask the managing agent first, because some buildings require it annually and some do not. Where nobody has ever looked at it, the first service usually makes a noticeable difference.

My hot water has gone lukewarm.

That is the classic blocked strainer. It is a service, not a new unit, and that is worth knowing before anyone quotes you for one.

Do you work on gas boilers?

No. We are not Gas Safe registered and we do not work on gas appliances.

What is the £140 for?

Coming out and finding the fault properly, including testing the supply into the flat and not only the unit. The repair itself is quoted after that, once we know what it is.

My neighbours have hot water and I do not.

Then the supply into the building is fine and the fault is in your flat: the unit, the strainer, the valves or the controls. That is the useful thing to know before anyone comes out.

There is water under the unit.

Turn the isolation valves off if you can reach them and ring us. One of the reviews on this site is a leaking unit that was fixed and has not leaked since.

Do you work on gas boilers?

No. We are not Gas Safe registered. If the appliance burns gas you need a Gas Safe registered engineer.

What does it cost?

£750 labour. The HIU and the materials are priced separately, because the unit depends on what the building will accept.

Do I need the managing agent's permission?

Usually yes, and often they have a list of units they will accept. Ask them before anything is ordered. We are happy to speak to them.

What is a heat interface unit?

It is the box in the cupboard in a flat on communal heating. It takes hot water from the building's plant room and uses it to run your radiators and your taps. It does not burn gas and it has no flue.

How much is it?

£150 an hour with a one hour minimum. A straight radiator swap is usually inside that; moving one and running new pipework is longer and we say so before we start.

One room never gets warm. Is that the heating unit?

Usually not. It is more often balancing, a sludged radiator, or a radiator that was never big enough for the room. All three are cheaper to put right than replacing anything.

Can you fit a heated towel rail?

Yes, and it is one of the commonest jobs we do. If it is replacing an existing radiator the pipe centres rarely match, so there is usually a little pipework with it.

How much is it?

£150 an hour, minimum one hour. Most visible leaks are inside the hour; a hidden one takes longer to find than to fix and we say so.

There is a damp patch on my ceiling.

Do not assume the leak is directly above it. Water runs along joists. That is exactly the sort we come out to find rather than guess at.

My meter is moving and nothing is on.

Then there is a leak on the supply. Say that when you ring, because it changes what we bring with us.

How much is it?

£150 an hour, minimum one hour. Most single blockages are within the hour.

It keeps blocking in the same place.

Then it is probably not a blockage. A waste pipe that does not fall enough will block again however often it is cleared, and that is a pipework job.

Do you do drains outside the house?

Gullies, waste runs and the pipework up to them, yes. Work on the shared sewer is the water company's.

How much is it?

£150 an hour with a one hour minimum. A fill valve or a flush valve is usually within it.

My toilet runs constantly.

Fill valve or flush valve nine times out of ten. Both are small parts and it is worth doing before it marks the pan.

There is a smell behind the toilet.

Usually the pan connector rather than the toilet. It is a short job and it is the first thing we check.

How much is it?

£150 an hour, minimum one hour. A straight tap swap is usually inside it.

One tap has no pressure and the rest are fine.

Usually a blocked aerator on the spout or a restriction in the flexible tail. Both are small jobs.

Can you fit taps I have bought?

Yes. It is worth checking the tails and the hole size before you buy, and we are happy to look at a photo first.

Are you qualified to fit unvented cylinders?

Yes. Anthony holds G3, which is the unvented hot water qualification. Unvented and vented cylinders, immersion heaters, cylinder thermostats and the valves that go with them.

There is no hot water but the heating works.

On a cylinder system that usually points at the immersion heater, the cylinder thermostat, or the valve that sends hot water to the cylinder.

How much is it?

£150 an hour, minimum one hour. An immersion heater or a thermostat is usually within it.

How much is it?

£150 an hour, minimum one hour. A thermostat swap is usually inside it; a smart system with several rooms takes longer.

Do you fit smart heating?

Yes, that is included. The useful part is the scheduling and the room control, and we set those up on the day rather than leaving them on the default.

My thermostat is in the hall and the house is always too hot.

That is a very common one. A hallway thermostat by a draughty door runs the heating long after the rooms are warm.

The plumber was really good. He fixed the HIU that was leaking. Now it doesn’t leak anymore, and everything works perfectly. He did a great job!
