Becontree, and what a 1920s estate does to pipework
Dagenham is dominated by the Becontree estate, one of the largest council-built estates ever laid out, and the housing is remarkably consistent: interwar terraces and semis built to a handful of designs. That consistency is useful, because the same faults turn up street after street.
The common one is a system that has been upgraded in pieces. A newer heat source feeding original small-bore pipework, radiators added over the decades without the system ever being rebalanced, and a hot water arrangement that has been changed at least twice.
The riverside developments
At the other end of the borough the newer riverside blocks are a completely different job. Most run on communal or district heating, which puts a heat interface unit in each flat and no appliance at all, and those are a large part of our week.
If you live in one, the fault to rule out first is a blocked strainer. It behaves exactly like a dying unit, it makes the hot water lukewarm, and it is a service rather than a replacement.
What we get called for here
Radiators that have never worked, leaks under sinks and behind toilets, drains that back up, and heat interface units that have thrown a code. We also cover Chadwell Heath and Rainham from here.
Consistency, and what it is worth
The useful thing about an estate built to a handful of designs is that the faults are predictable. We have seen the same pipe runs, the same cupboard layouts and the same awkward corners many times over, which means a diagnosis here takes less guessing than it would in a street of one-off houses.
It also means we can usually tell you on the phone whether something is likely to be a short job or a long one, which is worth knowing before anyone comes out.
What we take on in Dagenham
HIU servicing
A heat interface unit that is never looked at loses hot water performance slowly enough that nobody notices until it is bad.
Read moreHIU repair
No hot water, no heating, a leak under the unit, or a code on the display. Telling us what it is doing saves a visit.
Read moreHIU replacement
If you live in a flat on communal heating, the unit in your cupboard is a heat interface unit, and replacing one is a different job from anything in a house.
Read moreRadiators
A radiator added, moved, swapped for a towel rail, or balanced so the back bedroom finally warms up.
Read moreLeaks
A leak you can see, a stain on a ceiling you cannot explain, or a meter that keeps turning with everything off.
Read moreDrainage
A sink that drains slowly, a gully that backs up in heavy rain, or waste pipework that has never run properly.
Read moreToilets
Fitted, swapped, or the one that has been running quietly into the pan since the spring.
Read moreSinks and taps
Taps that drip, taps that have seized, and basins and sinks swapped without wrecking the worktop.
Read moreCylinders
G3 unvented qualified. Cylinders installed and replaced, vented and unvented, and the small parts on them that fail quietly until there is no hot water.
Read moreHeating controls
Thermostats, programmers and smart heating, fitted and actually set up rather than left on the default.
