Period property, and pipework you cannot see
Epping has a good deal of genuinely old property around the High Street and the lanes off it, and older buildings hide their pipework. Runs go through solid walls and under floors that were not designed to be lifted, which is why finding a leak here takes longer than fixing one.
It is also why we would rather come and look than price a job off a description. On a period property the access is frequently the work.
Hard water, and what it does
This corner of Essex is hard water country and it shows up in the hot water side first: scaled heat exchangers, immersion heaters that fail early, and taps that lose flow because the aerator has furred up. None of those is a dramatic fault and all of them are cheap to put right early.
The newer estates

Getting there, and what that means for a call-out
Epping is at the far north of the patch and the run up is a genuine journey rather than a hop, so we would rather do a proper diagnosis in one visit than make two short ones. That is part of why the HIU call-out is a fixed £140 to investigate: it pays for finding the fault properly instead of guessing at it.
For heating and plumbing the rate is £150 an hour with a one hour minimum, and we will say on the phone if we think a job is likely to run past that.

What are your hours?
Monday to Friday, 8am to 5pm.
Do you charge extra for coming out this far?
No. The rate is the same across the whole patch: £150 an hour for heating and plumbing with a one hour minimum, and a fixed £140 call-out to diagnose a heat interface unit. The distance is our problem, not yours.
