Big houses, long pipe runs

Loughton runs to substantial detached and semi detached housing, a good deal of it extended, and the heating complaint that comes with a large extended house is always the same: the far end never gets warm.

That is a balancing and pipe-sizing question rather than a reason to replace anything, and it is measurable. A radiator that gets hot while the room stays cold was undersized for the room; a radiator cold at the bottom has sludge in it; a radiator cold at the top has air. Three different jobs.

Hot water across several bathrooms

More bathrooms means more demand, and a cylinder that coped when the house had one bathroom will not cope with three. Anthony is G3 qualified, so unvented cylinders are installed and replaced as well as vented ones, and the safety parts on an unvented cylinder are checked as a matter of course.

The flats and the conversions

Closer to the station and the High Road there are flats and converted houses, some on communal heating with a heat interface unit in the cupboard. We also cover Abridge, Lambourne End and Waltham Abbey from here.

Extensions, and the system that was never resized

Loughton has a great deal of extended housing, and the single commonest thing we find is a system that was correct for the original house and has never been looked at since. Two extra rooms on the end of a circuit that was already at its limit will always underperform, however good the heat source is.

The fix is usually pipework and balance rather than replacement, and it is worth having that established before anyone quotes for a new system on the strength of a cold room.

Questions from Loughton

Are you qualified to fit unvented cylinders?

Yes. Anthony holds G3, the unvented hot water qualification, and is WRAS approved.

The top floor is always cold.

In an extended house that is usually balance and pipe size rather than the heat source. Both are measurable.

Should I replace the system or fix what is there?

Fix what is there until somebody has measured it. In a large extended house the usual fault is balance and pipe size rather than the heat source, and replacing the heat source does not change either of those. We will tell you which it is before you spend anything.
