New flats, communal heating
Grays and the riverside around it have had a great deal of new residential building, and new blocks are overwhelmingly built on communal or district heating. That puts a heat interface unit in each flat rather than an appliance, and servicing and repairing those is a large part of why we cover Thurrock at all.
The economics work for managing agents here: £120 a flat for up to 5 and £100 a flat for 5 to 10 in one visit, rather than a separate call-out each time.
The postwar housing
Away from the river the housing is largely postwar and the systems in it have been replaced piecemeal. The complaint is almost always partial rather than total: one cold room, a radiator cold at the bottom, or hot water that runs out too quickly.
Hard water again
Thurrock is hard water country, so scale is a factor in anything that heats water. It shortens the life of an immersion heater and it fouls a plate heat exchanger, which is one of the reasons an unserviced heat interface unit loses hot water performance.

What a block looks like from our side
A typical Thurrock servicing job is a run of flats off one or two risers, done in sequence over a day. The things that decide whether that goes well are access to the plant room, whether residents have been told, and whether anyone knows where the isolation valves are.
None of that is complicated, but all of it is worth sorting before the day rather than on it, and we are happy to talk it through with whoever manages the building.

Do you really come out to Grays?
Yes. A good deal of the new building here is on communal heating, which is what we specialise in.

£130 for one property, £120 each for up to 5, £100 each for 5 to 10 in the same visit.
Can you do a whole riser in one day?
Usually yes, provided access is arranged and residents have been told. A run of flats off the same riser done in sequence is the cheapest way to service a block and the least disruptive for the people living in it.
