Terraces, and what conversion does to them

East Ham is close-packed Victorian and Edwardian terraced housing, a great deal of it divided into flats. Conversion is the defining fact of the plumbing here: one original system split between two or three homes, controls that do not match the pipework, and a stopcock that may be in somebody else's hallway.

That matters when something leaks, because the water coming through your ceiling is frequently not on your supply, and establishing whose it is comes before fixing it.

The newer blocks to the south

Towards the Royal Docks and the regeneration areas the building is new and dense, and new dense building means communal heating. A heat interface unit per flat, a plant room somewhere in the block, and no gas appliance in the dwelling at all.

The jobs that repeat here

Leaks between flats, shared drainage that backs up, radiators added to a system that was never rebalanced, and heat interface units that nobody has serviced since the block was handed over. We also cover Barking from here.

Working in occupied flats

Almost everything we do in East Ham is in an occupied flat, often with the family in during the day, and that shapes the job as much as the fault does. Isolating one flat from a shared riser has to be agreed before anything is drained, and in a converted house the valve that does it is not always where the deeds say.

We work around that rather than against it: covered floors, the water off for the shortest time we can manage, and the flat left usable at the end of the day even if a part has to come back tomorrow.

Questions from East Ham

Water is coming through my ceiling.

In a converted house that is often not your supply at all. Turn your own stopcock off if you can reach it and ring us; establishing whose water it is comes first.

Can you service the HIUs in my block?

Yes, and it is cheaper per flat done together: £120 each for up to 5 and £100 each for 5 to 10.
