Interwar housing, and systems added to in layers
Woodford is largely interwar semi detached and detached housing, generous by the standards of the period and frequently extended since. The heating in them has been replaced two or three times while the pipework underneath has not, which produces the signature fault: a modern system struggling through original small-bore pipe.
The symptom is a house that heats unevenly rather than one that does not heat. One room short, one radiator cold at the bottom, and a rear extension that is always the coldest part of the house.

Hot water
Most of the houses run hot water off a cylinder, and the calls are more often the immersion heater, the cylinder thermostat or a valve than the cylinder itself. All three are testable before anything is replaced. Anthony is G3 qualified, so unvented cylinders are covered as well as vented.

Hard water, and the slow cost of it
This side of the forest is hard water, and the cost of that is not dramatic, it is gradual. Scale coats the inside of a heat exchanger and the element of an immersion heater, and both lose efficiency long before they fail outright.
It is the reason hot water performance drifts downwards over a few years without anything obviously breaking, and the reason a service on a unit nobody has looked at usually makes a difference people can feel.

Very common in an interwar semi. The radiator is usually sized right and the pipe feeding it is not, so it can never get the flow. That is measurable.
Are you Gas Safe registered?
No, and we do not work on gas appliances. Heat interface units, heating, hot water and plumbing are what we do.
